No HOA Saguache County 40 Acre Land Sale – Co Rd 57 – 50% Mineral Rights, unrestricted camping and RV use you can even live there full time in an RV with a septic system.  Open and beautiful views of the Sangre De Christo Mountains with plenty of room to spread out.  There are existing roads to the property but we have not been able to prove deeded access.  The neighbor off of CR 59 has put a gate up on the diagonal road to the south east of the property.  He owns a couple of the lots back there and as offered us access verbally.  If you drive out there, his name is Louis Martin, he watches over the place and has indicated that we would be open to an easement.

One other option is from CR 59, head south 0.6 miles of the neighbor’s house. There is a road to the west, go a mile, then it turns north.  Go a half mile and again it turns west after 0.4 miles to get to the SE corner. This is an access road for the Government water wells out there.

We believe the best way in may be from CR 57.  From Moffat head south on 17 for 11 miles then turn west on CR G.  Drive 4 Miles west to CR 57.  Take CR 57 4.4 miles north to the wash, then go another 0.4 miles north and 0.4 miles east to find the NW corner of the property.  There is an old dilapidated barn on the property to the west of ours.  There is an existing two-track from the end of CR 57 north that hooks into the road that goes across the north part of this parcel and the one to the west.  CR57 does have a gate off of CR G but they are not able to legally shut down CR 57 even if the county never maintained it.
